📅 Start Date: ASAP

💷 Salary: £35,000 - £40,000 Depending on Experience

📍 Location: Medway City Estate with hybrid working (3 days office based and 2 days working from home)

🕒 Hours: Monday to Friday 09:00 - 17:30

🚗 Beneficial: A full driving license and your own car

🚀 The Role

This is not a traditional marketing role focused on brand, likes or social engagement.

Your role will be to generate measurable business results through stronger lead generation, smarter spend, better conversion and improved local visibility. You will work closely with marketing, operations and digital teams to increase valuation opportunities, instructions and market share across our estate agency brands.

You will be analytical, commercially aware and driven by performance. 

🎯 Lead Generation & Marketing Performance

You will take ownership of marketing performance and instruction generation by:

Monitoring portal ROI and lead quality

Analysing valuation lead performance

Testing and optimising portal spend allocation

Competitor portal benchmarking

Monitoring lead follow-through and conversion

Measuring website ROI and performance

Tracking and improving Yomdel ROI  

💰 Paid Campaigns

You will plan, launch and optimise campaigns designed to generate instructions and valuations including:

Google PPC campaigns

Meta (Facebook & Instagram) campaigns

Retargeting activity

Branch-level campaigns

Leaflet distribution effectiveness

Valuation generation campaigns  

📬 Prospecting Support

You will support local prospecting activity through:

Monitoring TwentyCI ROI

Off-market mailing performance

Internal mailing campaigns

MovePal nurturing campaigns

Area-specific prospecting initiatives  

🌐 Website Performance & Conversion

You will improve website lead generation by:

Monitoring landing page performance

Improving website conversion rates

Tracking form completion and drop-off

Working with developers on A/B testing

Improving lead journeys and conversion  

📍 SEO & Local Visibility

You will help drive stronger local market presence through:

Local content plans for branches

Google Business Profile optimisation

Area landing pages

Hyper-local content strategies

Local SEO improvements  

💡 Innovation & New Opportunities

You will continually test and improve performance by:

Trialling new lead generation suppliers

Monitoring platforms such as GetAgent

Testing AI lead generation tools

Identifying new opportunities to improve ROI  

📊 How Success Will Be Measured

This role is measured on outcomes, not activity. Your KPIs will include:

Marketing-attributable instructions

Website valuation leads

Cost per instruction

Website conversion performance

Lead-to-FMA conversion

ROI by marketing channel

Market share growth  

🙌 About You

You may already work in performance marketing, digital marketing, paid media or lead generation.

You will ideally have experience in:

Google Ads and Meta advertising

Analytics and conversion tracking

Website optimisation and A/B testing

SEO and local visibility

ROI reporting and performance analysis

Using data to improve commercial outcomes

Property experience is helpful, but not essential.

Most importantly, you are commercially minded, analytical and motivated by delivering measurable results.
